This is especially true if the source of the water damage is a roof leak. Fortunately, one of the many benefits of a home inspection with thermal imaging is that it can make finding roof leaks much easier. How is that the case?
As rain falls on your roof, it’s either repelled by the roofing materials, or in the case of a leak, it gathers inside the roofing materials. Even if that water moves on to another destination, moisture is typically still captured inside your roof. Of course, you know that, depending on the material, water can cause more complex issues, like rotting, rusting, or mold. The good news, though, is that the moisture that’s collected will retain heat for longer than the rest of the roof. Using an infrared camera, an inspector can easily identify those hot spots that need repair.
